About Peter Luckett & Sons Builders

I'm Tony Luckett, and I've been the principle of our company for over twenty years, being the third generation to continue in the construction industry. My Grandfather started A J Luckett Builders in 1947 and I now personally have over 30 years experience, plus my son, James, has now entered the firm and is training towards his NVQ.

With a wealth of experience in the domestic and small commercial construction project arena, most jobs have been undertaken from domestic building repairs to a two hundred square metre ground floor extension to a care home.

As a member of the Federation of Master Builders (member number 20971) we are committed to giving clients a quality service that they can trust for their building project. We offer advice right from the very start, with an initial site visit, and checking the plans – architects can and do make mistakes from time to time! We project manage the works, liaise with the building control officer and at all times, and keep you, the customer, informed of progress and any problems that can and do occur. For extra piece of mind, most of our subcontractors have partnered us for over 20 years.

We endeavour to re-use on site hardcore where ever possible, we sort all waste if possible into active and in-active to keep waste removal costs down. Cardboard packaging is saved and recycled.

Choosing a Builder

Choosing a builder can be a daunting process. Having a recommendation from a friend, neighbour or work colleague is a very good way of gauging a builders competance - they wouldn't recommend a builder who did a bad job! Another starting point is to contact your architect, who may have a list of building partners who take on the type of work that you are considering.

Always get a quote in writing; listing the work to be done and more importantly work that is not part of the contract ie: not being undertaken. Does the price include VAT? As all builders undertaking extension work should be VAT registered.

As with all large projects, its always a good idea to get three or four quotes, then choose the second or third price but ensure to check references, and whether they have public liability and all risk insurance. Try to pick members of Trade Associations, such as the Federation of Master Builders, as members of this type of organisation will have been vetted and assessed prior to joining.

What to Expect

• Do expect to wait for a good builder - six to nine months is not uncommon

• Don't pay a deposit - very few builders should need money before work

• Do empty garages, rooms etc of your possessions before major work is
  undertaken in them. Remove plants and shrubs from flower beds to
  protect them

• Do expect to make stage payments as work proceeds

• Don't expect something for nothing, like free guttering as all items have
  a cost (hidden or not)

• Do keep any pets or children under control as building projects and sites
  can be dangerous places to the unwary

• Don't be afraid to ask questions

• Do think ahead about positioning of items such as gas points, radiators,
  electrical sockets and switches

• Do make allowanaces for inclement weather as brickwork does not like
  rain and snow

• Do offer tea and coffee! It oils the wheels and the construction industry
  revolves around it!
